KMC Build (through our former GC operations) served as the general contractor, site contractor, and shell contractor for the ground-up development of this new Public Storage facility located at 10855 NW 7th Avenue in North Miami. Completed between 2006 and 2007, the project expanded Public Storage’s capacity on a previously underutilized parcel adjacent to an older facility historically used for RV parking and outdoor storage.

Our team delivered the entire project lifecycle for the vertical and civil components, including full site development, infrastructure, drainage, utility systems, and complete structural shell construction. The project required precise coordination to tie the new facility seamlessly into Public Storage’s existing operations while meeting brand standards and storage layout requirements.

The ground-up building was constructed to modern self-storage specifications, incorporating durable structural systems, masonry, concrete foundations, secure access pathways, metal door systems, and efficient internal circulation for tenants and staff. As the site and shell contractor, we self-performed key trade work and maintained strict control over schedule, quality, and cost throughout the construction period.

The completed facility significantly increased rentable storage square footage for Public Storage in North Miami and provided a fully upgraded alternative to their previous RV storage use, supporting stronger revenue performance and long-term operational value.
