Shell and site contractor for the 110,000 sq. ft., 7-story Fairfield Inn in Miami, delivering post-tension and masonry structural work, pile caps, de-watering, earthwork, and underground utilities on a six-month schedule.

KMC Build (operating through our shell, concrete, and site development division) served as both the shell contractor and site contractor for the Fairfield Inn in Miami, Florida. This large hospitality project included a 110,000 sq. ft., 248-room, 7-story hotel constructed using a combination of post-tension concrete and masonry structural systems.

Our team executed the full site preparation, including earthwork, grading, de-watering operations, and installation of underground utilities, which were critical components given the site’s soil conditions and groundwater challenges. As the shell contractor, we delivered the building’s full structural package, including pile caps, structural framing, elevated post-tension slabs, masonry walls, stair and elevator cores, and envelope elements necessary to bring the building to dry-in.

The project required tight coordination, technical sequencing, and efficient structural execution to meet the aggressive six-month delivery schedule. By self-performing key components and maintaining disciplined control of both the vertical and civil scopes, KMC Build ensured the project advanced smoothly into the interior build-out phase.
